Column name searches are based on Crawled Properties. You cannot directly create or edit the Crawled Properties. They are added either by the Crawl Processors or automatically when you add Site Columns. The basic steps to add a “custom column” that is column name searchable are: Add a new Site Column to the Site Collection.
What does it mean to make a column searchable?
In order to be able to search for content inside a column, that column needs to be searchable. A searchable column means that you can search based on a term without specifying the managed property name to find your information.
Is it possible to search by site in SharePoint?
I have also tried creating a new managed property mapped to this site column with the searchable checkbox checked. However, I still cannot search for documents by any value in the site column.

To modify the custom properties of an existing Content By Query Web Part, you can export the .webpart file, make a copy of it and rename the original, modify the custom properties in the copy of the .webpart file, and then import it into a Web Part zone in your page.
Can you add custom properties to SharePoint Designer?
If you are creating a new, customized Content Query Web Part for an existing Page Layout, you can use SharePoint Designer 2010 to add or modify custom properties.
On the Page menu, point to Add Web Parts, and then click Browse. Select the Web Part to import from the Web Part List, and then click OK. Drag the Web Part to a Web Part zone on the page.
